Introduction
Following protracted legal rent review negotiations and settlement a retail tenant refused to settle rent arrears and following protracted negotiations began to withhold rent despite being in receipt of rent from an authorised sub-tenant.

- Procured peaceful possession of the property when vacant following the sub-tenant vacating
- Consulted with client regarding works required to put retail unit into lettable condition
- It was agreed to install new shop front and fit out to a standard that would allow temporary or pop-up uses while a tenant is being sought
- Identified an opportunity to enhance the exterior and façade of the upper floors and office entrance
- Procured the services of Architect and Engineers to design the scheme and widen the opening at the shop front and agree the re-design the façade
- Reviewed tenders for work, planning applications etc. on behalf of client
- Met with contractors tendering and review tenders with architect
- Contractor appointed and on work commencement, managed relationship with other tenants, access issues, liaise with PDSP and attend weekly site meetings on behalf of client
- Property completed and placed on market with Agent
- Safety file completed and retained
- Administered funds for payment at each stage and retention when arises
